Kamamalu is a new 2 bedroom condominium project in Lihue adjacent to the Kauai Lagoons golf course. It was originally marketed as an affordable housing complex built as part of an agreement with the Kauai government to gain approval for the upscale Kauai Lagoons development. With less than 1/3 of the 31 units sold, all buyer restrictions have now been lifted and these units are available to anyone including investors, at prices competing with much older developments. As of May 2011, list price for interior units was $189,000 and end units was $242,000. Financing is planned by Wells Fargo but is pending the sale of 51% of the units. Currently, only cash will do.
This complex is between the Kauai Lagoons golf course and a light industrial center. The proximity of the industrial center should not be a big deal because views from inside are toward the golf course. Future landscaping is planned as a buffer between Kamamalu and the golf course which will most likely replace the golf course view with that of landscaping. Kamamalu is conveniently close to the airport with some airport noise. Electricity costs will be reduced by the solar hot water included in all units. Two pets are allowed with some restrictions including dog breeds and a 40 pound weight limit. Each unit is assigned 2 parking stalls.
