Pono Kai is a low-rise resort condominium complex on 12 prime oceanfront acres on Kauai's Coconut Coast in the town of Kapaa.  Buildings are only 3 stories tall with 2-story wings on the ends.  Stunning ocean views are available to those in units facing the ocean which is just steps away.  A recently-constructed bike path along the ocean edge is popular with bikers, joggers, and those just out for a leisurely stroll.

Ownership is a mix of 167 timeshare units and 74 full ownership units. The AOAO master association has a great website filled with information.  Included in their site are rules & regulations in a PDF file  and a property map.  The most common unit has 1 bedroom & 1 bath with 644 square feet of living space.  The project mix includes small studio units with just a few hundred square feet of living space up to 2 bedrooms & 2 baths with well over 1,000 square feet.

Pono Kai amenities include meandering paths through tropical landscaping, tennis courts, shuffleboard, volleyball, and a pool.  It fronts the ocean on the south side and the Waikaea Canal on the west with both providing a plethora of beach and ocean activities.  Restaurants and shopping are within walking distance or a short drive.
